Locate and access all equipment on the asset register and complete the following works:
Check operation of units on both heating and cooling functions
Check cleanliness of drains including pipework and condensate trays, clean & flush out as required
Apply chlorine treatment where required (evaporative units only)
Check gas levels & report findings
Check air on and air off temperatures
Remove, clean and reinstall filters. Replace filters where required.
Check condition of indoor and outdoor coils
Check batteries in wall controls (where applicable, replace as necessary)
Inspect outdoor and indoor fans and belts for condition, tension & alignment
Inspect cleanliness of indoor fan barrel
Check all electrical connections for tension, hotspots, abnormalities etc
Check to ensure current draw on all electrical components is within rated tolerances
Make recommendations for any needed repairs
Exit and Emergency Lighting
In addition, we can carry out your six-monthly Exit & Emergency Lighting testing as required under the Australian Standards AS2293 and Government Regulations. By conducting the required testing not only do you meet your duty of care, but also by discharging the batteries every six months you will prolong the life of the exit sign or emergency light.
